There are two platted lots. Lots 1 and 2 of Val Halla Estates Plat 3. Attached is the final plat. The drainage easement that runs through the frontage of the property creates significant challenges for new drives. Any crossing request engineered design and sizing for the crossing and grading plan. Also the slope of the drive cannot exceed 10% off of the roadway so that would have to be incorporated into the engineered plan. There are also woodland protection requirements to protect 75% of the trees on the site. This would also need to be shown on the plan. If both lots are sold together then the existing entrance can be used and much of the challenges are greatly reduced.
